Creating a Better Carpet Cleaning Business

Question 1

What is a good minimum charge for a carpet cleaning job?

Accepted Answer

Most carpet cleaners set a minimum between $100 and $150, per HomeGuide's 2026 cost data, and busy metros support more. The minimum exists to cover the fixed cost of a truck roll: drive time, setup, and teardown are the same whether you clean one room or five. State it before quoting anything else.

Question 2

How much should you charge to clean carpeted stairs?

Accepted Answer

Charge stairs separately at $2 to $5 per step, the range Angi reports for 2026, or quote a flat staircase rate that lands in the same zone. Stairs are slow, hard on the wand operator, and impossible to price into a room rate without losing money on every split-level house you book.

Question 3

Should furniture moving be included in your carpet cleaning price?

Accepted Answer

Build your base price for cleared rooms and charge for moving furniture as a listed option. HomeGuide puts the going rate at $25 to $75 per room. Announcing the charge when booking does two useful things: customers who care about cost clear the room before you arrive, and the ones who do not pay for the labor they actually use.

Question 4

How do you raise carpet cleaning prices without losing customers?

Accepted Answer

Raise rates on new customers first, since they have no old price to compare. Give repeat customers one cleaning cycle at their current rate with notice of the new one, and pair the increase with something visible, like a fresh protectant option or a firmer arrival window. Most customers accept a clear, unapologetic increase, and the few who leave over one were usually leaving eventually.

Question 5

How often should you update your carpet cleaning price list?

Accepted Answer

Review the rate card twice a year, and reprice immediately when a hard cost moves, such as solution, fuel, insurance, or a new truck payment. Use actual job times from your completed work orders rather than gut feel. If a method consistently runs 20% over its estimate, its price is wrong no matter what the market chart says.

Question 6

What is the most profitable carpet cleaning add-on?

Accepted Answer

Carpet protectant application leads on margin for most operators. Product cost per room is low, application takes 10 to 20 minutes with equipment already on site, and typical pricing runs $50 to $130 per job. Pet odor enzyme treatment is a close second in homes with animals, since the problem is urgent and visible to the customer.

Question 7

How much should I charge for carpet protectant?

Accepted Answer

Market pricing in 2026 runs $0.15 to $0.30 per square foot as an add-on to a cleaning, which lands most whole-home applications between $50 and $130. Per-room flat pricing of $10 to $40 also works and is easier to quote on the phone. Choose one model and hold every technician to the same numbers.

Question 8

How do I offer add-ons without annoying customers?

Accepted Answer

Tie each offer to something the technician actually observed, state the price in the same sentence, and accept the first no. One specific recommendation per visit feels like professional advice. Three generic pitches feel like a timeshare presentation. Done this way, add-on offers tend to raise review scores because customers feel looked after rather than sold to.

Question 9

Should add-ons be separate line items on the invoice?

Accepted Answer

Yes, always. A single lump sum makes the customer wonder what they paid for, and it hides the value of the extra work. Itemized quotes and invoices built in carpet cleaning billing software show the base cleaning, each add-on, and the total, which makes approval faster and disputes rarer.

Question 10

What attach rate should a carpet cleaning business aim for?

Accepted Answer

Aim for 20 to 30 percent of jobs including at least one add-on in your first quarter of running a structured program. Mature operations with trained technicians and pre-visit customer notes regularly exceed 40 percent. Below 15 percent usually means the offer is only happening at one moment in the job instead of at booking, walkthrough, and completion.

Question 11

How much should I charge for a commercial carpet cleaning contract in 2026?

Accepted Answer

For routine recurring maintenance cleaning, plan on $0.07 to $0.15 per square foot for general office space and $0.15 to $0.25 or more for medical, food service, and high-traffic environments. Periodic hot water extraction is usually priced separately, often at $0.18 to $0.40 per square foot once or twice a year. Always price from a walkthrough, never from an emailed square footage, and build the recurring program and the restorative cleanings as two clearly separate line items in the contract.

Question 12

What length should I propose for a commercial carpet cleaning agreement?

Accepted Answer

Twelve months is the floor. Most stable commercial accounts sign 24 to 36-month agreements with a modest annual escalator of two to three percent tied to labor and chemistry costs. Longer terms protect your investment in onboarding and route planning, and most property managers will accept them in exchange for a price hold or a quarterly QA review. Build in a 30-day mutual termination clause so both sides have an out if the relationship breaks down.

Question 13

How do I find property managers and facility managers to pitch?

Accepted Answer

Start with the commercial real estate brokerages and property management firms in your service area; their websites list the buildings they manage. Add medical office plazas, dental groups, and multi-tenant flex space. LinkedIn outreach to facility managers and office managers is more productive for B2B than residential-style social ads. Pair digital outreach with in-person drop-ins to building lobbies, branded vehicles parked at related sites, and referrals from your existing residential customers who work in those buildings.

Question 14

Should I use hot water extraction or encapsulation on commercial accounts?

Accepted Answer

Both, and you should price them differently. Encapsulation or low-moisture interim cleaning is the workhorse for monthly or bi-weekly maintenance, fast, low disruption, dries within an hour. Hot water extraction is the restorative method, scheduled once or twice a year to reset the carpet and remove built-up soil. Selling a two-tier program with both methods on one contract protects appearance between deep cleans and creates a natural recurring-plus-restorative revenue mix.

Question 15

What is the most common reason commercial accounts cancel a carpet cleaning vendor?

Accepted Answer

Inconsistency. The first three visits go well, the crew leader changes, the chemistry changes, the start time slips, and within four months the property manager is fielding tenant complaints. Lock in a standardized process: same job template, same chemistry, same crew lead where possible, and a written post-clean inspection sheet. Commercial buyers do not need world-class results. They need predictable, documented results that protect them from tenant complaints.
