How to Use This Free Pressure Washing Estimate Template

Pressure washing estimates should be fast and specific — customers want a number quickly, and they want to know exactly what surfaces are included. Here is how to get the most out of this template:

Step 1) Enter your business information

Add your company name, address, phone number, email, and logo. A branded estimate makes you look professional, which matters when you are competing against the guy on Facebook who quotes by text message.

Step 2) Add your customer’s details

Include the customer’s name, property address, phone, and email. The property address is critical for pressure washing — it may differ from the billing address, and you need it to assess the job scope.

Step 3) Fill in the estimate details

Add an estimate number and a “valid until” date. Most pressure washing estimates are valid for 15–30 days. If you quoted based on specific conditions (algae level, stain severity), note that on the estimate.

Step 4) Add your line items

Break the job into individual surfaces. Do not lump everything into “Pressure washing — $500.” Instead, list each surface separately: driveway, sidewalk, patio, house exterior, deck, fence, etc. Customers appreciate the transparency and it makes upselling easier — they might add the fence once they see it is only $150 more.

Step 5) Include a note to the customer

Cover weather contingencies (reschedule if rain), areas you will avoid (windows, garden beds), water source requirements, and whether the price includes chemical treatment or soft washing.

Step 6) Click “Create PDF” and send it

The template generates a printable PDF. Email it, text it, or print a copy for the customer. Save one for your records.

Pro tip: If you are sending more than a few estimates per week, pressure washing software lets you save templates, schedule jobs from accepted estimates, and send invoices automatically when the work is done.

Pressure Washing Pricing Guide — What to Charge in 2026

Pressure washing pricing depends on the surface type, square footage, difficulty, and your local market. This guide gives you a starting point based on current national averages.

Pricing by Surface Type

Most pressure washing businesses price by the square foot or by the job depending on the surface. Here are typical ranges:

Surface Typical Price Range
Driveway (concrete, 400–800 sq ft)$100 – $250
Driveway (concrete, 800+ sq ft)$200 – $450
Sidewalk / walkway (per 100 sq ft)$25 – $50
Patio (concrete or pavers, per 100 sq ft)$25 – $60
House exterior — vinyl siding (soft wash, per story)$150 – $350
House exterior — brick (per story)$200 – $400
House exterior — stucco (soft wash, per story)$175 – $375
Deck (wood, per 100 sq ft)$30 – $60
Deck (composite, per 100 sq ft)$25 – $50
Fence (wood, per linear foot)$1 – $3
Fence (vinyl, per linear foot)$1 – $2.50
Garage floor (per 100 sq ft)$25 – $50
Pool deck / pool cage (per 100 sq ft)$25 – $55
Roof (soft wash only, per 100 sq ft)$30 – $70
Gutter brightening (per linear foot)$1 – $3
Commercial parking lot (per 1,000 sq ft)$50 – $120
Commercial building exterior (per story)$250 – $600
Graffiti removal (per sq ft)$2 – $6

Important: These are national averages. Your pricing should account for local competition, chemical costs, water usage, travel time, and job difficulty (heavy oil stains, severe algae, multi-story buildings, steep driveways, etc.).

Flat Rate vs. Per-Square-Foot — Which Is Better?

Use per-square-foot pricing when:

  • You are quoting large commercial properties where area drives cost
  • The customer wants an apples-to-apples comparison with competitors
  • You want a simple formula: measure, multiply, done

Use flat-rate (per-job) pricing when:

  • The job is a standard residential service (driveway + walkway, house wash)
  • You know from experience how long the job takes
  • You want to simplify the estimate and speed up the customer’s decision

Most successful pressure washing businesses use flat rates for residential and per-square-foot for commercial. A hybrid approach gives you the best of both worlds.

How to Calculate Your Pressure Washing Rate

If you are unsure what to charge, work backward from your income goal:

  1. Decide your target annual revenue (e.g., $100,000)
  2. Add annual business expenses — truck, trailer, equipment, insurance, chemicals, marketing, gas (e.g., $30,000)
  3. Total needed: $130,000
  4. Estimate billable hours per year — assume 40 working weeks (seasonal in many areas) at 25 billable hours per week = 1,000 hours
  5. Minimum hourly rate: $130,000 / 1,000 = $130/hr

Now estimate how many square feet you can wash per hour for each surface type. If you can wash 500 sq ft of concrete per hour, your minimum rate is $130 / 500 = $0.26/sq ft. Round up to $0.30–$0.35/sq ft to build in margin.

What Makes a Winning Pressure Washing Estimate

Pressure washing is a competitive business — especially in spring and summer when everyone is marketing their services. Here is what sets winning estimates apart:

Respond the same day. Pressure washing customers are often shopping 2–3 providers at once. The first person to send a professional estimate almost always gets the job. Use a

Use a free estimate template to respond in minutes, not days.

Quote by surface, not by lump sum. “Pressure washing — $500” does not tell the customer what they are getting. “Driveway (600 sq ft) — $175, Patio (300 sq ft) — $100, Walkway — $60” lets them see the value for each area and makes it easy to add or remove surfaces.

Explain the method. Customers do not know the difference between pressure washing and soft washing. If you are soft washing their siding (which you should be), explain that it uses low pressure with a cleaning solution to safely remove algae without damaging the surface. This builds trust and justifies the price.

Include before/after photos. If you have photos of similar jobs, attach them to your estimate email. Nothing sells pressure washing faster than a side-by-side comparison showing a black driveway turned white.

Offer package pricing. Bundle the driveway + house wash + patio at a slight discount compared to pricing them individually. Customers love the feeling of getting a deal, and your average ticket goes up.

Follow up quickly. If you have not heard back in 2–3 days, send a follow-up. Pressure washing is often an impulse purchase — the customer saw their neighbor’s clean driveway and called you. If you wait too long, the impulse fades. Pressure washing software can automate these follow-ups.
